Farm X-Ray comes from an environmental consultancy that licenses and checks rural properties every week. In Brazil we built the same report for farm buyers there: draw the boundary, cross it with every public environmental map, get a score and a PDF.

What we learned is simple. Most bad land deals are not about the price. They are about something on a public map that nobody looked at before closing: a wetland in the middle of the field, a flood zone where the house was going to be, a restriction on the neighbor's deed.
